Greece’s 2026 short-term rental rules, explained for Paros owners.
Published · By PARŌME
If your Paros home takes bookings on Airbnb, Booking.com or directly, the rules changed. Here is what applies in 2026, in plain language, with the official and professional sources at the end.
In short
- — Every property needs a registration number (AMA) shown on every listing.[5]
- — Since 1 October 2025, Law 5170/2025 sets safety, insurance and quality standards.[1]
- — Inspections began in summer 2026, with a ten-day deadline to send documents.[4]
- — Platforms now report nights and income to the tax authority and remove listings without a valid number.[5]
1. Registration (AMA)
Each property must be entered in the Short-Term Residence Property Registry, run by the tax authority (AADE), and receives an 11-digit AMA number. The number must appear on every listing. Listing without one is fined at 50% of the year’s gross short-term income, and not less than €5,000.[5]
The registration is in the owner’s name. A manager can run the listing, but the AMA should stay with you.[5]
2. The property standards
Article 3 of Law 5170/2025 groups the requirements into four points.[2]
- — Main-use rooms with natural light, ventilation and air conditioning.
- — Civil liability insurance for damage or accidents — from an insurer authorised in Greece; platform guest cover does not count.[3]
- — Electrical and fire safety: an electrician’s declaration (ΥΔΕ), anti-electrocution breaker (RCD), fire extinguishers, smoke detectors and escape signage.
- — Health: a pest-control certificate, a first-aid kit and a list of emergency phone numbers.
The detailed specification calls for at least one 6 kg extinguisher per 100 m² and smoke detectors in every bedroom and the kitchen.[3]
3. Inspections
Regional Tourism Services began sending inspection notices in July 2026. Selected owners have ten days to submit proof: building permit or legalisation documents, floor plans, the insurance policy, the electrical declaration, and photos of smoke detectors, emergency lighting and the first-aid kit.[4]
4. Platform reporting since May 2026
Since 20 May 2026, platforms report each property’s nights and income to the tax authority every month and delist anything without a valid registration number. A climate fee is also collected per night.[5]
5. What this means on Paros
The freeze on new registrations covers central Athens districts, not the islands.[1] For Paros owners the practical work is the same as anywhere else: a valid AMA, the right paperwork in order, and the safety equipment in place and maintained before the season.
Hands-off compliance
As part of management, our local team keeps your listings showing the right number and your safety equipment checked through the season. Tell us about your property and we’ll walk you through it.
